AC Replacement in a 2,100-Square-Foot Alamo Heights Home

BeforeBeforeAfterAfter
Before: A 1998 Goodman condenser, original to the home, with condenser fins so worn they looked like a hairbrush left in the rain.
BeforeBeforeAfterAfter
After: A properly sized Carrier unit on a level pad, with the lineset re-insulated and all vegetation trimmed back for airflow.

The previous unit was a Goodman from 1998, and it had earned its retirement. The homeowner’s upstairs bedrooms never dropped below 80 degrees in July, and the downstairs ran constantly just to hold 76. We pulled the old condenser, found the evaporator coil was caked with 25 years of pet hair and construction dust, and scoped the ductwork. The fix was a full replacement: a properly sized Carrier heat pump matched to the home’s actual load calculation, not just the old unit’s tonnage. The result is a system that cycles off now, and a July electric bill that dropped by a third.

Furnace Repair in a Terrell Hills Home With a Cracked Heat Exchanger

BeforeBeforeAfterAfter
Before: The heat exchanger seam, visible once the blower assembly was pulled. This unit was producing carbon monoxide readings at the supply register.
Two professional HVAC technicians installing an outdoor air conditioning unit.
After: A factory replacement heat exchanger from Lennox, gaskets sealed, combustion readings verified at 0 ppm CO in the living space.

This one matters more than any AC job on this page. The homeowner called because the furnace smelled “hot” the first cold snap in November. Our tech found a cracked heat exchanger, which meant carbon monoxide was entering the air stream every time the furnace ran. We shut the gas off at the unit, red-tagged it per code, and ordered a factory replacement heat exchanger from Lennox. The family stayed warm with temporary heater placement until the part arrived, and we came back two days later to install it. Combustion analysis showed 0 ppm CO in the house when we finished. We also relined the flue and replaced the CO detectors, which had expired. That’s the job we think about when someone asks why they shouldn’t just trust a big-box handyman with a furnace.

AC Repair on a Frozen Evaporator Coil in a Stone Oak Rental

Before: The evaporator coil in a Stone Oak rental, frozen solid on a 103-degree day. The tenant had been running the system non-stop to compensate.

After: Ice cleared, a new TXV installed, filter replaced, and refrigerant charge set to Trane’s spec. The home hit 72 degrees within three hours.

The landlord called because his tenant reported the AC running constantly but blowing warm air. Our tech found a frozen evaporator coil, the classic symptom of a stuck TXV valve, which meters refrigerant into the coil. In San Antonio’s summer humidity, a stuck TXV turns a coil into an ice block in hours. We thawed the coil properly with the system off and air moving, then replaced the TXV, swapped the restricted filter, and verified the refrigerant charge with a digital gauge set. The system was holding 72 degrees by evening. We also explained to the tenant, in plain English, why the system had frozen, so they’d know the signs if it happened again.

AC Installation for a 1940s Bungalow in Government Hill

HVAC technician performing furnace repair and inspection on residential heating equipment
Before: A 1940s Government Hill bungalow with window units in every room, no ductwork, and plaster walls that hadn’t been touched since the Eisenhower administration.

After: A Trane system with new ductwork run through the attic, supply registers installed in the plaster ceilings, and the window units gone.

This was a full-system install for a homeowner who’d spent twenty years using window units. The bungalow had no ductwork, no return air, and an attic that reached 140 degrees in August. We designed a ducted system from scratch, ran new flexible ducts through the attic, and installed a Trane heat pump that wouldn’t require a gas line. The hardest part was cutting register holes in original plaster without cracking it, which our team handled with a diamond blade and patience. The homeowner’s first comment after we finished: “I forgot what a quiet house sounds like.”

Furnace Replacement in a Westover Hills Home With Inadequate Sizing

HVAC technician performing furnace repair and maintenance on indoor heating system
Before: A 2011 Rheem furnace that was undersized from day one. The burners showed soot, the blower motor was failing, and the home never reached setpoint below 40 degrees outside.

After: A correctly sized Bryant furnace with sealed combustion, staged heating, and a variable-speed blower. The home hits setpoint and stays there.

The original furnace was installed by the home’s builder and sized for the square footage but not for the home’s cathedral ceilings and original single-pane windows. On nights below 40 degrees, the system ran continuously and still couldn’t hold 68. We pulled the old Rheem, did a proper Manual J load calculation, and installed a Bryant furnace with staged heating and a variable-speed blower. The home now heats evenly, the burners run clean, and the gas bill dropped noticeably during the January cold snap. We also sealed return leaks that had been pulling unfiltered attic air into the home for a decade.

AC Repair on a Condenser Fan Motor in a Castle Hills Condo

HVAC technician performing professional air conditioner installation and maintenance service
Before: A dead condenser fan motor and a bulged capacitor. The compressor was overheating and shutting off on thermal overload every 20 minutes.
Two professional technicians installing a residential outdoor air conditioning unit
After: New fan motor and capacitor installed, wiring dressed, and the compressor verified to be cycling normally with stable amp draw.

The condo owner called after the AC would run for 20 minutes, shut off, and then restart half an hour later. Classic thermal overload from a dead condenser fan motor. The motor had seized, the capacitor bulged to the point of leaking, and the compressor was overheating because it had no airflow across the condenser coil. We replaced the fan motor and capacitor, checked the compressor’s amp draw to confirm it hadn’t been damaged, and cleaned the coil. The unit was back to normal within two hours, and the owner’s living room hit 71 degrees that afternoon.
